– Finding good tenants and long-term lease agreements
Selecting tenants who will take good care of your property and pay rent on time are key factors in creating peace of mind for you.
We have thorough tenant screening process after the tenant has completed a tenancy application we screen them by phone and interview them in person; this is really important as our gut instincts will play an important part in your decision making. We make sure we clearly understand who they are, why they left their last rental, do they have pets, when do they want to move in, will they live alone, what do they do for work, how much do they earn and what references can they provide. We verify all these details independently and call previous landlords or agents they have rented from.
– Setting the rent and increasing Rent
One of the most important tasks that we provide is independently determining the market rent for your property. Due to the amount of property we manage in a particular area, we have an excellent knowledge of what rent your property can achieve. At different times, the market can be stronger than others and this can also vary between different property types.
We can often obtain thousands of dollars a year more for your property in rent because we understand the market. We are familiar with the rent prices throughout Melbourne Regional Victoria and Brisbane. We understand how to evaluate a property’s features in order to find the best rent price that will help an owner capitalise on their investment and ensure it is always occupied.
– Property Maintenance
We have a range of qualified and trusted tradespeople who can respond to our calls quickly and cost effectively. One of the advantages of a property manager is that because we deal with so many trades, we have better access and control of quality and cost competitive tradespeople. These relationships can save you hundreds if not thousands of dollars.
You benefit from our thorough, regular inspections of your investment property, including fire safety checks, smoke alarm testing and battery changing, for full insurance compliance.
– Conducting routine inspections
As a property investor, apart from getting a good yield, making sure your property asset is look after is really important. We inspect our property management three months after initial occupancy and every six thereafter. We then send you, the landlord, photos of the inspection so you can see what we see.
– Rent Collection and No Tolerance policy for rent in arrears.
One of our most important tasks is rent collection. We follow a clear process to ensure the rent is paid on the specified date. We use direct debt to manage rent payments. This is the best form of payment as we are in control.
We do not tolerate rental arrears; we understand most landlords have financial commitments that need to be met on a regular basis. We reduce the risk of inconvenient rental arrears. Our thorough checks of prospective tenants minimise risk of rental arrears issues and, if and when they do occur, we take swift, appropriate action.
