– Finding good tenants and long-term lease agreements

Selecting tenants who will take good care of your property and pay rent on time are key factors in creating peace of mind for you.

We have thorough tenant screening process after the tenant has completed a tenancy application we screen them by phone and interview them in person; this is really important as our gut instincts will play an important part in your decision making. We make sure we clearly understand who they are, why they left their last rental, do they have pets, when do they want to move in, will they live alone, what do they do for work, how much do they earn and what references can they provide. We verify all these details independently and call previous landlords or agents they have rented from.

– Setting the rent and increasing Rent

One of the most important tasks that we provide is independently determining the market rent for your property. Due to the amount of property we manage in a particular area, we have an excellent knowledge of what rent your property can achieve. At different times, the market can be stronger than others and this can also vary between different property types.

We will review your tenancy agreement at least three (3) months prior to its expiration date and review rental amount. You will be notified in writing of our recommendations in relation to a rental increase and new lease based on our knowledge of the local market and area.

– The End Of The Tenancy

At the end of the tenancy we will ensure there’s no damage during the process and checking that departing tenants leave the property in good condition. Once a tenant has moved out the final inspection will be carried out, we will ensure the bond refund is processed and any final deductions for rent, utilities or damage are covered. We will confirm the details in writing top you.
